roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD
the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose.
The word "party" shall be construed as ifit read "parties" whenever the sense ofthis indenture so requires.

Southold, County of Suffolk and State of New York, known and designated as lot no. 37 on a
certain map entitled "Map of Mmion Manor" situate at East Marion, Town of South old, Suffolk
County, New York, surveyed November 25,1952 by Otto W. Van Tuyl & Son, licensed land
surveyors, Greenport, New York, owned and developed by Peter Blank & Son, East Williston,
New York, and filed in the Offic:e ofthe Clerk of the County of Suffolk on March 18, 1953 as
Map. no. 2038, and which said lot is further boUnded and described as follows:
BEGINNING at a point on-the easterly side of Gillette Drive distant 260.00 feet southerly from
the most southerly, point on a curve connecting the easterly side of Gillette Drive with the
southerly side of Midland Place; said point of beginning also being the intersection of the
easterly side of Gillette Drive with the dividing line between lots 37 and 38 as shown on the
aforementioned map;
RUNNING THENCE north 44 degrees 51 minutes 10 seconds east along said dividing line
between lots 37 and 38,81.51 feet to the dividing line between lots 37 and 42 as shown on the
aforementioned map;
THENCE south 25 degrees 08 minutes 50 seconds east along said dividing line between lots 37
andl42, 135.01 feet to the dividing line between lots 36 and 37 as shown on the aforementioned
map;
THENCE south 44 degrees 51 minutes 10 seconds west along said dividing line between lots 36

most northerly 10 feel, of the premises herein for the benefit of
the owners of the premises adjoining on the east, known as lot
no. 42 on map no. 2038 filed 3/18/53 their heirs, successors and
assigns forever.
