WITNESSETH. that the party of the first part, in consideration of Ten Dollars and
other vaiu~ble consideration paid by the party of the second part, docs hereby grant
and release unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever, in
ALL that ceaain plot. piece or parcel of land, with buildings and improvemcms
thereon erected, situate, lying and being in the Town of Southold. County of Suffolk
and State of New York, and being more particularly bounded and described as
tbllows:
BEGINNING at a point on the easterly side of a Right of Way where same is
intersected by the southerly side of land now or formerly of P.J. Tutfiill and from said

RUNNING THENCE along said land (1) South 83 degrees 03 minutes East. 94. 11
feet, and (21) South 04 degrees 50 minutes 20 seconds West, 102.78 feet;
THENCE along land now or formerly of C. King and lbnnefly of Fitting, (I) North
85 degrees 09 minutes 40 seconds West, 29.0 feet~ and 12) South 04 degrees 50
minutes 20 seconds West, 21.16 feet:
THENCE North 83 degree, s 02 minutes 50 seconds West, 65.02 feet to the easterly
side of said Right of Way;
THENCE along the easterly side of said Rigl~t of Way I 1 } North 04 degrees 50
minutes 'East, 115.0 feet; and ~2) North 04 degrees 28 minutes Eo~qt, 10.0 feet to thc
point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the Grantor by
Deed dated March 15, 2000 and recorded in thc Suffolk Comity Clm'k's Office on
April 10, 2000 in Liber 12033 page 428. the Grantor being the same person described
as the Grantee in said Deed.
Together with ali fight, title and interest, if any, of the party of the first part in and to
any streets and mods abutting the above-described premises to the center lines thereof:
Togethex with the appurtenances and all the estate and rights of the pony of the firsI
part in and to said premises;
To have and to hold the premises herein granted unto the party of the second part. the
heirs or successors and assigns of the party of the second part lbrever.
And the party of the first part covenants that the party of the first part has not done or
suffered anything whereby the said premises have been encumbered in any way
whatever, except as afore~said.
And the party of the first part, in compliance with Section 13 of thc Lien Law.

conveyance and will hold the right to receive such consideration as a trust fund to be
applied first for the purpose of paying the cost of improvement and will apply thc

read "parties" whenever the sense of this indenture so requires.
