RUNNING THENCE along land now or formerly of Marion D. Fitzsimmons the fol lowing
three (3) courses and distances:
I) North 2 degrees 18 minutes 00 second West 130.17 feet to a monument;
2) North 72 degrees 30 minutes 00 seconds East 82.17 feet to a monument;
3) South 13 degrees 03 minutes 00 seconds East 108.20 feet to a monument set in
the north I ine of Main Road (N.Y.S. Route 25);
THENCE along the north I ine of Main Road (N.Y.S.Route 25), South 62 degrees,
30 minutes 00 seconds West 10.33 feet;
THENCE South 63 degrees 13 minutes 30 seconds West stil I along said north I ine of
Main Road 99.01 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part
by deed made by Peter Tsivourakis and Mary Tsivourakis, his wife, and recorded
Jan.27,2000 in Liber 12016 cp 646.
TOGETHER with all righ~ title and interest. if any, of the party of the first part in and to any streets and roads

AND the party of the first pa~ in compliance with Section' 13 of the Lien Law,' covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall baconstnued as if it read "parties" when ever the sense of this indenture so
requires.
