northerly line from the southeasterly corner of land of the party of the first part and the southwesterly corner of
land of Brown's Hill Estate, said point of beginning being the southeasterly corner of land of Stanley Droskoski,
Jr.; from said point of beginning running along said land of Stanley Droskoski, Jr., North 31 degrees 54
minutes 50 seconds West 150.0 feet; thence along land of the party of the first part, two courses: (1) North 76
degrees 13 minutes 10 seconds East, 124.88 feet; thence (2) South 31 degrees 54 minutes 50 seconds East,
150.0 feet to said northerly line Df the Main Road; thence along said northerly line, two courses: (1) South 79
degrees 20 minutes 40 seconds West, 50.0 feet; thence (2) South 74 degrees 08 minutes 30 seconds West,
75.0 feet to the point or place of beginning. BEING AND INTENDED TO BE the same premises conveyed to
the party of the party by deed dated 11/2/67, recorded 11/14/67 in Liber 6255 page 233.

ALL. that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being at Orient, in the Town of Southold, County of Suffolk and State of New York, bounded and
described as follows: BEGINNING at a point which is North 31 degrees 54 minutes 50 seconds West 150.0
feet from a point located on the northerly line of Main Road, distant 257.0 feet westerly along said northerly
line from the intersection of the northerly line of Main Road and the westerly line of a private read known as
"Brown's Hill Road"; which point of beginning is the northeasterly corner of land of Antone P. Sepenoski, Jr.
and Patricia A. Sepenoski, his wife; running thence from said point of beginning along land of Antone P.
Sepenoski, Jr., and Patricia A. Sepenoski, his wife, South 76 degrees 13 minutes 10 seconds West 124.88
feet to a point; running thence through land of Anna T. Dreskoski the following three courses and distances:
(1) North 31 degrees 54 minutes 50 seconds West 147.58 feet; (2) North 75 degrees 08 minutes 20 seconds

described as follows: BEGINNING at the intersection of the northerly line of the Main Road with the westerly
line of Rocky Point Road; from said point of beginning running along said northerly line of the Main Road, two
courses and distances, as follows: (1) South 52 degrees 55 minutes 30 seconds West 206.08 feet; thence (2)
South 56 degrees 13 minutes 50 seconds West 182.99 feet; thence along land of Wayland C. Brown, two
courses and distances as follows: (1) North 13 degrees 05 minutes 50 seconds West 174.16 feet; thence (2)
South 76 degrees 54 m~nutes 10 second~ West 215.03 'feet to land of Birten; thence along said land of Birten,
Nort~ 13 degrees 05 minutes 50 seconds West 681.83 feet to land of Louis Hodor; thence North 76 degrees
54 minutes 10 seconds East along last mentioned land, 602.69 feet to the westerly side of Rocky Point Road;

TOGETHER with all right, title and interest, if any1 of the party of the first part in and to any streets and reads
abutl~,ing the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
)remises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpase. The word "party" shall be construed as if it read "parties" when ever the sense of this indenture so
requires.
