rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the
party,of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.

LEGAL DESCRIPTION
All that certain plot, piece, or parcel of land, situate, lying, and being
in the Town of Southold, County of Suffolk and State of New York
known and designated as Lot No. 36 as shown on a certain map
entitled "Map of Pebble Beach Farms" and filed in the Office of the
Clerk of the County of Suffolk on .lune 11, 1975 as map number 6266,
which said Lot being more particularly bounded and described as
follows:
Beginning at a point on the northerly side of The Cross Way distant
68.0 feet easterly from the extreme southeasterly end of a curve
which connects the northerly side of The Cross Way with the easterly
side of The Crescent; said point also being where the division line
between Lots 35 and 36 as shown on said map intersects the northerly
side of The Cross Way;
Running thence along said division line, north 21 degrees 46 minutes
west 266.17 feet;
Thence north 68 degrees 14 minutes east 77.0 feet;
Thence south 21 degrees 46 minutes east 268.00 feet to the northerly
side of The Cross Way;
Thence westerly along the northerly side of The Cross Way the
following two courses and distances:
1. Westerly along an arc of a curve bearing to the left having a
