WITNESSETH, that the party of the first part, in consideration ofTen Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party
of the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that c~ertain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Orient, Town of Southold, County of Suffolk, State of New
York, bounded and described as follows:
BEGINNING at a point on the northeasterly side of King Street distant the following two (2)
courses as measured along the northeasterly side of King Street from the monument placed at'
the intersection of the northeasterly side of King Street with the northwesterly side of King
Street: :
(1) North 25 degrees 27 minutes 00 seconds West 243.47 feet to a monument;
(2) North 40 degrees 00 minutes 10 seconds West 99.68 feet to the point of beginning, and
from said point running thence along the northeasterly side of King Street North 40 degrees 00
minutes 10 seconds West 71.35 feet to land now or formerly, of Maude Latham;
RUNNING THENCE along said land North 49 degrees 22 minutes 50 seconds East 187.89
feet to land now or formerly of Vilna Estates Inc.;
RUNNING THENCE along said land South 32 degrees 01 ~ninutes 50 seconds East 14.60 feet
to land now or formerly Traub;
RUNNING THENCE along said land South 41 degrees 04 minutes 40 seconds East 58.25 feet
to land now or formerly of Lecmanski;
RUNNING THENCE along said land South 49 degrees 47 minutes 20 seconds West 186.92
feet to the northeasterly side of King Street at the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the firkt part by
deed from Marvin J. Parr and Natalie E. Parr, dated January 24, 1972, and recorded January
31, 1972, in the Office of the Suffolk County Clerk in Liber 7097, Page 513.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the
cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
