This proposed site plan is for additions and alterations to house and buildings: this
proposed action is to build additions and make alterations to a two-story farm-house
which will total 4,699 sq. ft., and to convert a 1-story frame house to a farm stand which
will total 1,093 sq. ft., and to build a new farm crop storage building/barn which will total
1,358 sq. ft., and to build an addition to a masonry building for a farm office which will
total 2,674 sq. ft., and to build a horse barn which will total 1,819 sq. ft.
The proposed action has been reviewed to Chapter 268, Waterfront Consistency
Review of the Town of Southold Town Code and the Local Waterfront Revitalization
Program (LWRP) Policy Standards. Based upon the information provided on the LWRP
Consistency Assessment Form submitted to this department, the proposed action is
CONSISTENT with the LWRP, provided that the below recommendations are required
in the site plan approval.
3.1 Enhance visual quality and protect scenic resources throughout the Town of
Southold
K. Protect visual quality associated with agricultural land, open space and
natural resources.
Avoid structures or activities which introduce visual interruptions to
natural landscapes including:
a. introduction of intrusive artificial light sources
It is recommended that the Board require minimal introduction of artificial
light sources to preserve the ni.qht sky.
Preserve existing vegetation and establish new indigenous vegetation to
enhance scenic quality:
It is recommended that the Planninq Board preserve the existing ve,qetation
that occurs adjacent to County Route 48 (a designated New York Scenic
Byway) to the qreatest extent practicable.
To further Policy 5, "Protect and improve water quality and supply in the Town of
Southold" and protect and mprove the water quality and supply in the area; the
following best management practices are recommended:
Require that all landscaped areas use indigenous, drought tolerant
vegetation in landscaping to minimize irrigation and the use Of synthetic
fertilizers and herbicides.
Pursuant to Chapter 268, the Board shall consider this recommendation in preparing its
written determination regarding the consistency of the proposed action.
