WlTNESSETH, that the party of the first part, in consideration of TEN and no/100ths ($10.00) dollars paid by
the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the

BEING AND INTENDED TO BE a portion (Parcel 1 ) of the premises conveyed to the parties of the first part by
deed from Melpo H. Metalies dated July 30, 1993 and recorded in the Suffolk County Clerk's Office on August
20, 1983 in Liber 11641 Page 68.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the pady of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" when ever the sense of this indenture so
requires.

All that certain plot, piece or parcel of land, with the buildings and improvements
thereon erected, situate, lying and being in the Hamlet of East Marion, Town of
Southold, County of Suff~)lk, and State of New York, bounded and described as
follows:
BEGINNING at a point on the northerly line of Main Road, where said northerly
line of Main Road intersects on the southwesterly corner of land now or formerly
of Howard; said point of beginning also being distant 264.26 feet, as measured
easterly from a point on the northerly line of Main Road which marks the
intersection of the southeasterly corner of land now or formerly of Nodine with
the northerly line of Main Road;
RUNNING THENCE from said point of beginning, along the said northerly line of
Main Road in a southwesterly direction on a curve to the right having a radius of
2259.01 feet, a distance of 132.13 feet to the southeasterly corner of land now of
or about to be conveyed to Williams;
RUNNING THENCE along land now of or about to be conveyed to Williams,
North 22 degrees 17 minutes 20 seconds West 455.09 feet to land now or
formerly of Hicks;
RUNNING THENCE along said land now or formerly of Hicks, North 55 degrees
17 minutes 20 seconds East 114.41 feet to land now or formerly of Howard;
RUNNING THENCE along said land now or formerly of Howard, South 24
degrees 04 minutes 30 seconds East 438.31 feet to the point and place of
BEGINNING.
TOGETHER with a 10 foot Right of Way, for walking purposes only, along the
northerly line of premises adjacent to the West, permitting access to Long Island
Sound;
TOGETHER with an easement 7 and 1/2 feet wide over land now of formerly of
Jayne, commencing immediately to the West of a point located 114.41 feet
