part, and
ROBERT A. DARIN, residing at W. Mill Road, Mattituck, New York 11952; and
GLORIA A. DARIN, residing at 122 Denton Street, Patchogue, New York 11772, party of the
second part, as tenants in common
WITNESSETH, that the party of the first part, in consideration of Ten and 00/100--($10.00)--dollars, and other
good and valuable consideration paid by the party of the second part, does hereby grant and release unto the
party of the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being at Mattituck, in the Town of Southold, County of Suffolk and State of New
York, bound and described as follows:.

Gloria A. Darin, a party of the second part, is the daughter of Gloria A. Darin, party of the first part.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed
dated 08/04/52 and recorded in the office of the Suffolk County Clerk on 08/04/52 in Liber 3395
page 10.
Reserving to the party of the first part a life estate in the premises.
TOGETHER with all right, title and interest, if any, of the'party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part wdl receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" when ever the sense of this indenture so
requires.

All that certain piece or parcel of land lying, being and situate at or near Mattituck Inlet,
north of Mattituck, in the Town of Southold, County of Suflblk and State of New York,
and being more particularly bounded and described as follows:
BEGINNING at a point on the center line of a certain 20 foot fight of way, hereinafter
described, 183.54 feet southerly along said center line for its intersection with the curved
southerly line of Naugles Drive, said center line being also the easterly boundary line of
land conveyed by Stanley I. Naugles to Joseph C. Bugdin by deed dated April 12, 1951,
said point being also the southwesterly comer of land conveyed by Stanley I. Naugles to
William Sheehan; from said point of beginning running along said land of Sheehan,
North 78 degrees 47 minutes 30 seconds East 110.40 feet; thence along other land now
or formerly ofNaugles, 2 courses, as follows: (1) South 6 degrees 20 minutes East
100.36 feet; thence (2) South 78 degrees 47 minutes 30 seconds West 110.40 feet to the
center line of said 20 foot right of way, being also the southeasterly comer of said land
now or formerly of Bugdin; thence along said center line, being also along said land
now or formerly of Bugdin, North 6 degrees 20 minutes West 100.36 feet to the point of
beginning.
TOGETHER with a right of way 10 feet in width, bordering the westerly line of the
premises herein described and running over said land now or formerly of Bugdin from
said Naugles Drive southerly to the southwesterly comer of the premises.
ALSO with a right of way 10 feet in width from the northwesterly comer of the premises
over said land now or formerly of Sheehan, and bordering said easterly boundary line of
land now or formerly of Bugdin, northerly to said Naugles Drive.
