The Grantors herein being the same persons as the named Grantees and the same
premises described in the deed to the parties of the first part in a certain deed dated August
19, 1983 and recorded August 25, 1983 in Liber 9412 Page 421 in the Office of the Clerk of
Suffolk County.
TOGETHER with all fight, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and dghts of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
)remises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the dght to receive such consideration
as a ~ust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other

ALL that certain plot, piece or parcel of land situate lying and being in the town of
Southold, County of Suffolk and State of New York, bounded and described as follows:
BEGINNING ~t a point formed by the intersection of a 20 foot r/ght of way running east
and west with another 20 foot right of way nmning north and south and which point is
distant easterly and northerly the following two courses and distances from the
intersection of the northerly side of Sound View Avenue with the easterly side of Honon's
Lane: '
1. 57~.79 feet easterly from said intersection as measured along the northerly side of
Sound View Avenue;
2. North 1~ degrees 47 minutes 10 seconds West measured on a tie line 325.40 feet to
point of BEGINNING; the
RUNNING THENCE from said point of beginning along the northerly side of the 20 foot
right of way which runs east and west, North 64 degrees 50 minutes West 82.44 feet
(82.47 feet per deed) to land of Robert L. Hyatt;
RUNNING THENCE along said land of Robert L. Hyatt three courses and distances:
I. North 13 degrees 58 minutes West 111.69 feet;
2. North 82 degrees 02 minutes East 70 feet;
3. South 13 degrees 58 minutes East 148.03 feet to the westerly side of said other 20
right of way; foot
THENCE along the westerly side of said other 20 foot right of way, South 20 degrees 09
minutes West 10.11 feet to its intersection with the northerly side of the first described 20
foot right of way to the point or place of BEGINNING.
TOGETHER WITH a right ofway for ingress and egress over a roadway as traveled,
running northerly from a point in the northerly side of Sound View Avenue which is
distant 571.79 feet easterly from the easterly side of Horton's Lane as measured along the
northerly side of Sound View Avenue, to the premises herein, as said right of way is
delineated on a survey by Otto W. Van Tuyl and Son dated October 19, 1965 and
