of 14014 Mantua Mill Road, Glyndon, Maryland 21701. (herein called "Grantors") and
F&H SEVEN GABLES LLC, a Maryland limited liability company having a mailing address of
c/o Marianne Schmitt Hellauer, 6225 Smith Avenue, Baltimore, Maryland 21209-3600 (herein
called "Grantee").
WlTNESSETH, that Grantors, in consideration of Ten Dollars ($10.00) and other
valuable consideration paid by Grantee, does hereby grant and release unto Grantee, the
successors and assigns of Grantee forever,
ALL THAT CERTAIN PLOT, PIECE OR PARCEL OF LAND, with the buildings
and improvements thereupon erected, situate, lying and being in the Town of Southold, County
of Suffolk, State of New York, bounded and described on Exhibit A attached hereto and made a
part hereof.
AND the Grantors covenant that the Grantors have not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the Grantors, in compliance with Section 13 of the Lien Law, covenant that the
Grantors will receive the consideration for this conveyance and will hold the right to receive
such consideration as a trust fund to be applied first for the purpose of paying the cost of the
improvement and will apply the same first to the payment of the cost of the improvement before
using any part of the total of the same for any other purpose.

monument being located 1328.35 feet North of a point which is 3545.36 feet West of a
monument marking the United States Coast and Geodetic Survey Triangulation Station "PROS"
and thence running North 83° 45' 05" West 86.68 feet; thence North 63° 21' 05" West 138.00
feet, thence North 36° 17' 05" West 50.00 feet; thence North 34° 45' 10" West 50.00 feet;
thence South 66° 00' 00" West 123.00 feet; thence South 12° 41' 55" East 56.52 feet; thence
