THIS INDENTURE, made on this llth day of November, 2009, by FRANKA.
BONSAL, JR. and HELEN B. BONSAL, husband and wife as tenants in-common, of
14014Mantua Mill Road, Glyndon, Maryland 21701 (herein called "Grantors") and
F&H ANCHORAGE LLC, a Maryland limited liability company having a mailing address of
c/oMarianne Schmitt Hellauer, 6225 Smith Avenue, Baltimore, Maryland 21209-3600
(herein called "Grantee").
WITNESSETH, that Grantors, in consideration of Ten Dollars ($10.00) and other
valuable consideration paid by Grantee, does hereby grant and release unto Grantee, the
successors and assigns of Grantee forever,
ALL THAT CERTAIN PLOT, PIECE OR PARCEL OF LAND, with the buildings
and improvements thereupon erected, situate, lying and being at Fishers Island, Town of
Southold, County of Suffolk, State of New York, known and designated as Lot 1 on a certain
plan entitled "PRELIMINARY SUBDIVISION PLAN MADE FOR BRISCOE SMITH ET. AL.
EQUESTRIAN AVENUE FISHERS ISLAND, NEW YORK," and filed in the Office of the
Town Clerk of the Town of Southold, County of Suflblk on September 6, 1985, as is more
particularly described on Schedule A attached hereto and made a part hereof.
TOGETHER with all right, title and interest, if any, of the Grantors in and to any streets
and roads abutting the above-described premises to the center lines thereofi
TOGETHER with the appurtenances and all the estate and rights of the Grantors in and
to said premises.
TO HAVE AND TO HOLD the premises herein granted unto the Grantees, her
successors and assigns, forever.
SAID PREMISES being known by the street address of Equestrian Avenue, Fishers
Island. New York 06390.
SAID PREMISES being designated as Section 9, Block 3, Lot 13.2 on the Tax Map of
Suflblk County.
SAID Grantors being the same as the grantees referred to in a certain deed from
Nancy Wilks Smith, individually and as Executrix of the Estate of Theodore H. Smith, Ill and
Briscoe R. Smith, dated February 5, 1997 and recorded in Deed Book 11815, Page 938.
AND the Grantors covenant that the Grantors have not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the Grantors, in compliance with Section 13 of the Lien Law, covenant that the
Grantors will receive the consideration for this conveyance and will hold the right to receive
such consideration as a trust fund to be applied first lbr the purpose of paying the cost of the
