WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, iece or arcel of land, with the buildings and improvements thereon erected, situate,
iyin# and being in the of Southold, County of Suffolk and State of New York, more
particularly bounded and described as follows:
BEGINNING at a point on the northwesterly side of Main (State) Road at the
southeast corner of the herein described premises where the same is intersected
by the northeasterly side of land now or formerly of C. Zaneski, said point also
being distant 763.84 feet northeasterly as measured along the northwesterly side
of Main (State) Road fix n the corner formed by the intersection of the north-
westerly side of Main (State) Road with the northeasterly side of Depot Lane;
running thence frau said point of beginning along land now or formerly of C.
Zaneski, first above mentioned, North 520 10' 30" West 125 feet to land now or
formerly of A. Zaneski; running thence along said land the following two (2)
courses and distances: (1) North 270 08' 20" East 90 feet; (2) South 630 41' 10"
Fast 125 feet to the northwesterly :side of Main (State) Road; running thence
along the northwesterly side of Main (State) Road South 280 121 30" West 115
feet to the point of place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the
party of the first part by deed from Anne Zaneski, as surviving tenant,
b dated 9/18/78, recorded 9/25/78 , in Liber 8503 cp 428 .

roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances

HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
Rlk. 02. 00 the party of the second part forever.
015. ODU AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund'to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
i The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
