Dear Mr. Goehringer,
On February 19, 2008, at 2:30 PM, the ZBA heard our appeal for a variance. At this meeting, our
neighbor, Jennifer Monahan, raised objections through her attorney, Gail Wickham.
1. Ms. Monahan was concerned that the cesspool would not be able to handle the increased living
space of this extension. Enclosed please find our certification that our cesspool is indeed
adequate for the proposed extension. In addition drywells are being installed as noted on
submitted building plans.
2. Ms. Monahan voiced a concern about exterior lighting. All exterior lighting is per code as noted
on submitted plans.
3. Ms. Monahan requested that shrubbery be planted along our property line. We have attached a
copy of our survey and drawn in the requested area of shrubbery planting, The plantings will be
naturalized woodland plants to compliment the wooded lot between our dwellings. We also are
taking care to plant deer resistant shrubs as the deer are a problem in our area,
I hope that we have satisfactorily addressed the voiced concerns. We thank you for your kind
consideration to our application.

Dear Mike:
I spoke to Vicky earlier this week regarding concerns my client, the adjoining
property owner, has with respect to the proposed construction on the site. She did not at that
point have a complete application so the review had not yet begun. Since then, there has been a
considerable amount of demolition work on the site and I would like to make sure that our
concerns are addressed prior to issuance ora permit. I also question the extent of the demolition
in the absence ora permit.
Our first concern is that the proposed addition may be a third story. There is a considerable
portion of the existing lower level above ground which is improved living area.
Second, the Hobbs produced an unsigned note from their cesspool contractor which stated
that the 35 year old sanitary system is sufficient for a four bedroom house. Given the size of the
addition and its proximity to wetlands, Health Department approval should be considered.
I made prior inquiry regarding a retaining wall on the property, also in close proximity to the
pond, and a portion in close proximity to the sideline of the property.
We further ask that you flag your file to confirm that the ZBA conditions regarding screening
and lighting are met prior to issuance of a Certificate of Occupancy.
