An undesirable change will not be produced in the CHARACTER of the neighborhood or a deWiment to nearby properties if granted, b~cause: The granting of the recpaested relief will not create any c/lange in the character of the neighborhood because the size and scale of this house is consistent with neighboring houses. The existing house is a two story structure and the proposed project will expand the second floor but will remain in the same footprint. The first floor will have an addition on the street side only. (2) The benefit sought by the applicant CANNOT be achieved by some method feasible for the applicant to pursue, other than an area variance, because: relief from Sect ion 2 8 0- 116B would be required for any expansion whatsoever of th existing dwelling because the entire preexisting dwelling is located less than 75 feet from the bulkhead. (3) The amount of relief requested is not substantial because: The second floor additions are within the existing footprint and will not encroach further uDon the preexisting setback of 40'~o ~l~ ~t-; {~,t .~ /0o(/~ed~ (4) The variance will NOT have an adverse effect or impact on the physical or environmental conditions in the neighborhood or district because: the project will implement a drainage system of drywells to capture and recharge roof runoff from the entxre renovated dwelling and the project will create a non-turf buffer.
