Located: 6300 Indian Neck Lane, Peconic. SCTM#86-7-2.1 The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the Town of Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy Standards. Based upon the information provided on the LWRP Consistency Assessment Form submitted to this department, as well as the records available to me, it is my recommendation that the proposed action is CONSISTENT with the Policy Standards and therefore is CONSISTENT with the LWRP. Pursuant to Chapter 268, the Board of Trustees shall consider this recommendation in preparing its written determination regarding the consistency of the proposed action. This assessment is intended to supplement other information used by a Town of Southold agency in making a determination of consistency. *Except minor exempt actions including Building Permits and other ministerial permits not located within the Coastal Erosion Hazard Area. YES: The proposed addition will be sited so as to facilitate the renovation and expansion of an existing residence with a minimum of internal and external renovations. Except for an 8 foot extension of the existing residential structure parallel to the existing bulkhead, the remainder of the addition will be landward of the existing structure and its current setbacks. The addiUon to the existing residence will be in keeping with the style and scale of the neighboring residences. Policy 2. Protect and preserve historic and archaeological resources of the Town of $outhold. YES. The design and siting of the proposed addition will respect the integrity of the historic Wiles Art Studio on the adjoining property to the east. The Art Studio was converted into a residence and is identified in the SPI.TA inventory. t~Iio/ 3. Enhance visual oual/t~ and protect scenic resources throughout the YES, The proposed addition was sited to avoid significant intrusion into mature stands of rhododendron bushes and trees which will help maintain the secluded and aesthetic qualities of the site for the adjoining neighbom as well as the property owner, There will be no significant changes to the existing roofline as viewed from the watorf since the addiUon will extend the southerly or sea-ward facing wall of the existing structure (which is 39 feet long) only 8 feet westward. The roof height of the new addition facing the water will be about 7 feet lower than that of the existing roof. Since no vegetation is being removed seaward of the existing first floor residence, the potential impact of the new addition on the visual quality of the shoreline (as seen from the water) will be minimal. The addition will be sided with the same type of red cedar used on the existing house. The two adjoining residences are also sided with cedar. During construction, hay bales will be placed between the area of construction and the shoreline to keep runoff on site. No portion of the proposed addition will be placed closer to the waterfront or bulkhead than the existing southerly or seaward-facing foundation and wall of the first floor, which is situated 24 feet above sea-level. There will be no removal of vegetation or regarding southward (seaward) of the existing first floor elevation during the construction of the addition. Poi~o~ 5.
