With its westerly exposure in the summer there is significant solar gain on the porch and in the living room, and, in times of inclement weather, exposure to wind driven rains. To mitigate these issues we are planning to remove the existing porch and build it back with a roof covering the portion of the porch in front of the living room and down stairs bedroom. When finished, the new deck will be approximately 2 feet wider than the existing deck. All of the proposed work would be outside the 100' wetland buffer We have engaged Charlie Van Voorhis, principai at Durland Van Voorhis Architects, for the project, and he advises us that new deck and roof will conform to ail the setback requirements for the property. On his advice, we request that you issue a letter of non- jurisdiction for the project.
