The applicants seek t? maintain a semblance of their already undersized rear yard. The proposed construction will increase the degree of non-conformity for the front yard setback. As the property sits on the comer of Yoongs Avenue and Pine Street, the comer lot has two front yards and, necessarily, an increased burden in meeting the setback requirements. The front yard facing Pine Street does and will continue to meet the required setback of 35'. The front yard facing Youngs Avenue will decrease from the existing setback of 24.1' to a proposed setback of 14.8'. There exists a 12' lawn buffer between the property line and the road which would give an actual distance of 26.1' from the pavement to the proposed structure. Many of the houses on Youngs Avenue and Pine Street share this setback issue~notably, the houses directly across the street on both Youngs and Pine, and we feel the proposed coustmctioo would be in keeping with the character oftha neighborhood. Pursuant to Article III, Section 280-122A and 124, we are requesting a front yard setback variance on Youngs Avenue and an increase in the degree of noo-conformity therein.
