LOT WITNESSETH,that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs

ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, at Fleet's Neck, County of Suffolk

W certain map entitled, "Map of Eastwood Estates, situate at Fleet' s
Neck, Town of Southold, Suffolk County, N. Y. ," made by Otto W. Van
, U 3 Tuyl & Son, Licensed Land Surveyors, owned and developed by the Es-
tate of George H. Fleet, Cutchogue, N. Y. , and filed in the Office
of the Clerk of the County of Suffolk on November 16, 1962 as Map
No. 3683, said lot being bounded and described as follows:
BEGINNING at a concrete monument set on the southwesterly side of
Eastwood Drive distant southeasterly 289.65 feet from the corner
formed by the intersection of the southerly side of Midwood Road
and said southwesterly side of Eastwood Drive;
RUNNING THENCE South 32 degrees 18 minutes 00 seconds East along
said southwesterly side of Eastwood Drive, 130 .00 feet to a concrete
monument and Lot No. 4 on said map;
THENCE South 57 degrees 42 minutes 00 seconds West along the divi-
sion line between Lot Nos. 4 and 5, 160.00 feet to a concrete monu-
ment and land now or formerly of Platt;
THENCE North 32 degrees 18 minutes 00 seconds West along said land
now or formerly of Platt and land now or formerly of Cahill, 130 .00
feet to a concrete monument and Lot No. 6 on said map;
THENCE North 57 degrees 42 minutes 00 seconds East along the divi-
sion line between lot Nos. 5 and 6; 160.00 feet to the concrete
monument on the southwesterly side of Eastwood Drive and the point
' or place of BEGINNING.
BEING AND INTENDED TO BE the same premises as that that transferred

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trustflBBt4Ip'be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purposeOW.
