paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being at Greenport, Town of Southold, County of Suffolk and State of New York.
See Schedule A attached hereto and made a part hereof
Said premises being known as and by 635 Wiggins Street, Greenport, NY.
Being the same premises described in deed made to the grantor dated February 1, 2005 and recorded on
February 14, 2005 in the Office of the Suffolk County Clerk in Liber D00012371 Page 465.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever. .
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" when ever the sense of this indenture so
requires.

Southold, County of Suffolk and State of New York, being known as Lot No's. 28 and 29 as
shown on a certain map entitled, "Map orS. Buel Corwin", and filed in the Suffolk County
Clerk's Office on May 23, 1887 as Map No. 353, said lots when taken together are bounded and
described as follows:
BEGINNING at the comer formed by the intersection of the northerly side of Wiggins Street and
the westerly side of Eight Street;
RUNNING THENCE from said point of beginning, along the northerly side of Wiggins Street,
north 89 degrees 30 minutes 30 seconds west, 100.41 feet to a point and lands now or formerly
of Pultz;
THENCE along said lands, north 6 degrees 34 minutes 00 seconds east, 124.33 feet to lands now
or formerly of Corwin;
THENCE along said lands south 89 degrees 58 minutes 00 seconds east, 100.60 feet to the
westerly side of Eighth Street;
THENCE along the westerly side of Eighth Street, south 6 degrees 36 minutes 40 seconds west,
125.13 feet to the point or place of BEGINNING.
