BETWEEN
JOAN B. ROBBINS, residing at 16995 Main Street, New Suffolk, New York 11958, party of the first

KEITH HABER AND ANITA HABER, husband and wife,
residing at 80 Warren Street, New York, New York 10007, party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten and 00/100-($10.00)--dollars, and other
good and valuable consideration paid by the party of the second part, does hereby grant and release unto the
party of the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, situate, lying and being at New Suffolk, Town of
Southold, County of Suffolk and State of New York, bounded and described as follows:
BEGINNING at the intersection of the northerly side of Main Street with the easterly side of Third
Street;
RUNNING THENCE North 5 degrees 02 minutes East along the easterly side of Third Street, 100.81
feet to the land now or formerly of Aponic;
THENCE South 85 degrees 45 minutes East along the last mentioned land now or formerly of Walty
102.08 feet to the land now or formerly of Grabowski;
THENCE South 5 degrees 01 minutes West along the last mentioned land 100.95 feet (actual),
100.96 feet (deed) to the northerly side of Main Street;
THENCE North 85 degrees 40 minutes West along the northerly side of Main Street 102.11 feet to
the corner aforementioned at the point or place of beginning.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed
dated July 22, 1961 and recorded in the Office of the Clerk of the County of Suffolk in Liber 5023 at
Page 586 on July 25, 1961.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
)remises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" when ever the sense of this indenture so
requires.
