THIS INDENTURE, made the 14th day of October, Two Thousand Nine
BETWEEN
CRAIG J. GEIER and CATHY L. RICHTER GEIER, husband and wife, residing at 360 The
Crescent, East Marion, New York 11939
party of the first part, and
KEV1N O'LEARY and LISA O'LEARY, husband and wife, residing at 1055 Park Lane East,
Franklin Square, New York 11010,
party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Greenport, Town of Southold, County of Suffolk and State of
New York, known and designated as Lot No. 67, on a certain map entitled, "Subdivision Map of
Part of the Estate of Thomas F. Price, Sr., situate at Greenport", and filed in the Suffolk County
Clerk's Office on December 12, 1927 as Map No. 851, which said lot is more particularly
bounded and described as follows:
BEGINNING at a point on the northerly side of Oak Street distant 200 feet westerly from the
comer formed by the intersection of the westerly side of 6th Avenue with the northerly side of
Oak Street;
RUNNING THENCE North 75 degrees 13 minutes 20 seconds West along the northerly side of
Oak Street, 50.0 feet to the division line between Lots 67 and 68 on the aforementioned map;
THENCE North 14 degrees 46 minutes 40 seconds East along said division line, 150.0 feet to the
division line between Lots 67 and 80;
THENCE South 75 degrees 13 minutes 20 seconds East along said division line, 50.00 feet to the
division line between Lots 66 and 67;
THENCE South 14 degrees 46 minutes 40 seconds West along said division line, 150.0 feet to
the northerly side of Oak Street, the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed dated February 21, 1996, and recorded March 7, 1996, in the Office of the Suffolk County
Clerk in Liber 11765, Page 231.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the right
to receive such consideration as a trust fund to be applied first for the purpose of paying the cost
of the improvement and will apply the same first to the payment of the cost of the improvement
before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "pa~'les" whenever the sense of this indenture so
requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year
first above written.
