This proposed site plan is for the conversion of an existing 1,206 sq. ft. automotive repair shop and gasoline
service station to a 1,206 sq. fi. convenience store and gasoline service station on a 18,473 sq. ft lot in the
Hamlet Business (HB) Zoning District.
The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the Town of Southold Town
Code and the Local Waterfront Revitalization Program (LWRP) Policy Stand~/rds. Based upon the information provided
on the LWRP Consistency Assessment Form submitted to this department as well as the records available to me, it is my
determination that the proposed action is CONSISTENT with the Policy Standards and therefore is CONSISTENT with
the LWRP provided that the Planning Board consider the following recommendations in site design:
It is recommended that the following best management practice be applied to further Policy 5, "Protect and
improve water quality and supply in the Town of Southoid :
1. Require that all landscaped areas use native, drought tolerant vegetation to minimize imgation. It is
recommended the applicant replace the callery pear and catawaba rhododendron with species
indigenous to the area.
2. Prohibit the use of synthetic fertilizers and herbicides on the parcel.
Pursuant to Chapter 268, the Planning Board shall consider this recommendation in preparing its written determination
regarding the consistency of the proposed action.
