A~ ,. ~-,~ This amended site plan is for the construction of an 8,558 sq. ft. agricultural storage barn with loft and loading dock and to re-locate an existing 450 sq. ft. greenhouse and maintain two existing greenhouses 2,880 sq. ft. each on a 17+ acre parcel in the A-C Zoning District. The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the Town of Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy Standards. Based upon the information provided on the LWRP Consistency Assessment Form submitted to this department, the proposed action is CONSISTENT with the LWRP, provided that the below recommendations are required in the site plan approval. 3.1 Enhance visual quality and protect scenic resources throughout the Town of Southold Preserve existing vegetation and establish new indigenous vegetation to enhance scenic quality. It is recommended that the Planninq Board require a covenant and restriction that requires the perpetual survival of plants and or replacement of expired plants that comprise the existinq privet hedqe runninq n/s along Alvah's Lane. This requirement would achieve an effective buffer. Additionally, to mitiqate the mass of the buildinq, it is recommended that the Planning Board consider requirin.q a second row of ever,qreen trees/shrubs 6 feet in hei.qht planted at intervals of 10 feet on center behind the existinq privet hedqe buffer. To further the above policy and Policy 5, "Protect and improve water quality and supply in the Town of Southold" and protect and improve the water quality and supply in the area; the following best management practices are recommended: Require that all landscaped areas use indigenous, drought tolerant ve,qetation in landscapinq to minimize irriqation and the use of synthetic fertilizers and herbicides. Pursuant to Chapter 268, the Board shall consider this recommendation in preparing its written determination regarding the consistency of the proposed action.
