This site plan is for the construction of a 8,635 sq. foot building for the purposes of a
pdvate wine-making facility on a 31.07 acre parcel in the AC Zoning District.
The proposed action has been reviewed to Chapter 268, Waterfront Consistency
Review of the Town of Southold Town Code and the Local Waterfront Revitalization
Program (LWRP) Policy Standards. Based upon the information provided on the LWRP
Consistency Assessment Form submitted to this department, the proposed action is
CONSISTENT with the LWRP, provided that the below recommendations are required
in the site plan approval.
3.1 Enhance visual quality and protect scenic resources throughout the Town of
Southold
K. Protect visual quality associated with agricultural land, open space and
natural resources.
Avoid structures or activities which introduce visual interruptions to
natural landscapes including:
a. introduction of intrusive artificial light sources
It is recommended that the Board consider eliminatin,q the li.qhtin.q
proposed alonq the entrance driveway (LT-1 fixtures) to reduce the
introduction of artificial Ii(Iht sources and preserve the ni,qht sky.
Preserve existing vegetation and establish new indigenous vegetation to
enhance scenic quality:
To further the above policy and Policy 5, "Protect and improve water quality and
supply in the Town of Southold" and protect and improve the water quality and
supply in the area; the following best management practices are recommended:
Require that all landscaped areas use indigenous, drou.qht tolerant
vegetation in landscaping to minimize irrigation and the use of synthetic
fertilizers and herbicides.
Pursuant to Chapter 268, the Board shall consider this recommendation ir preparing its
written determination regarding the consistency of the proposed action.
