13. No dwelling or other structure may be erected or 'modified as to
exterior dimensions and appearance, without the prior written approval of
the site location and, building plans and specifications by the party of
the first part, including ,the right to require minimum square footage.
14. No mobile type home, or trailer, shall be kept, used or parked
on said premises with the exception of a boat trailer.
15. No aniinals, livestock, or poultry of any kind, shall be main-
tained on the premises, except domestic' animals which shall be housed in
the dwelling.
16. The cost of maintaining the road from Oregon Road to the four
lots in the Minor Subdivision shall be borne equally by the owners of those
lots: provided, however, that any lots owned by Baxter Properties, Inc.,
or by William J. Baxter, Jr. and Jane P. Goeller, shall not share in the
maintenance until title has been conveyed to third parties. .
17. The party of th~ first part, its successors and assigns, reserves
the right to alter, modify, extend, terminate or annul any of these
covenants in whole or in part, by agreement with the owners of the premises.
