With the exception ora set of access steps to the rear deck, there will be no additional encroaclunent on existing wetlands setbacks. This modest increase in developed areas will be mitigated by the installation of a drainage system of drywells to collect and recharge roof runoff and the abandonment of an existing sanitary system located +/-14 feet from wetlands in favor of an upgraded, SCDHS-appmved sanitary system located more than 100 feet from the fronting bulkhead and as far from wetlands as practicable at this site. Moreover, the existing 10' wide, +/-820 s.f. nonturf buffer behind the bulkhead will continue to be maintained.
