I had been given the "historic" property address and failed to recognize the legal address is different. The morning of the hearing the error was brought to my attention by Linda Kowalski, ZBA Secretary, in reference to our application with them. That hearing is scheduled for July 30th at 11:40 am. As per Mr. King's question concerning the proposed elevation of the first floor, The flood zone of the "buildable" area of the property is entirely in AE 9. The first floor level will need to be 2 feet above that at 11'. The current first floor level is approximately at 7'4" so we will need to raise the building approximately 4 feet, with the proposed first floor at 11'3". The existing septic system is just landward of the house and is deemed sufficient for the proposed changes, relocating the house landward, would cause problems in relocation of the septic system & public water line separation distance as well as reinstallation costs. The owners will return the non-conforming use of the garage, which pre-existed their purchase, back to a storage space with half bath as was originally applied for, also prior to their purchase. The fo/lowing management measures to minimize losses of human life and structures from flooding and erosion hazards are suggested: Minimize potential loss and damage by locating development and structures away from flooding and erosion hazards. Avoid development other than water-dependent uses in coastal hazard areas. Locate new development which is not water-dependent as far away from coastal hazard areas as practical. Avoid hazards by siting structures to maximize the distance from Coastal Erosion Hazard Areas. 3. Move existing development and structures as far away from flooding and erosion hazards as practical. Maintaining existing development and structures in hazard areas may be warranted for: c. sites where relocation of an existing structure is not practical. The rear yard setback on the parcel is 35 feet from Rabbit Lane. From the rear yard setback to the existinq structure is a total distance of 22 feet. It is recommended that the Board assess the feasibility of relocating the structure Closer to Rabbit Lane within the buildincl envelope and requirin.q a landscaped buffer landward of the existinq bulkhead. A recommended definition for a landscaped buffer is: LANDSCAPED BUFFER -- a land ama of a certain lenqth and width which is planted with indiclenous, drought tolerant, ve.qetation similar to that found within the immediate proximity of the parcel.
