ALL that certain plot, piece or parcel of land, situate,
lying and being at Mattituck, in the Town of Southold,
County of Suffolk and State of New York, being more
particularly bounded and described as follows:
BEGINNING at a point on the southeasterly side of the Main
Road where same is intersected by the southwesterly corner
of land now or formerly of Yasso;
THENCE south 420 12' 30" east along the last mentioned land,
188. 32 feet;
THENCE north 460 45 ' 00" east 14.64 feet to land now or
formerly of Lyons;
THENCE along said last mentioned land, the following three
courses:
1. south 580 06 ' 30" east, 143.60 feet to a monument;
2. south 480 00 ' west 218 feet to a monument and;
3. north 580 10' west 145. 93 feet to a monument; and land
now or formerly of Boutcher;
THENCE north 510 41' east along said last mentioned land
21.16 feet to a monument;
THENCE north 270 45 ' 40" west still along said last
mentioned land, 196.71 feet to a monument on the
southeasterly side of Main Road;
THENCE north 510 41' east along the southeasterly side of
said Main Road, 75 feet to a monument and;
THENCE north 460 45' east still along the southeasterly side
of Main Road 59. 15 feet to the point or place of BEGINNING.
TOGETHER with a right of way for access between said
premises and the Main Road, said right of way running along
the southerly side of said premises and in a westerly
direction and thence in a northwesterly direction and thence
in a northerly direction to the Main Road; said right of way
being 33 feet in width as it runs in a westerly and
northwesterly direction and 25 feet in width as it runs in a
northerly direction; the northerly and easterly sides of
said 33 foot right of way begin being described as follows:
BEGINNING at the concrete monument at the southeasterly
corner of the premises herein conveyed and running south 480
00 ' west 362 feet along said land herein conveyed and land
now or formerly of John W. Boutcher to a point;
THENCE north 570 04' 40" west 154. 94 feet along said land
now or formerly of John W. Boutcher to a concrete monument
and the easterly side of said 25 foot right of way.
THENCE RUNNING between land of John L. Struges on the west
and Clara Dale on the east to the Main Road, it being
understood, however, that John W. Boutcher shall be under no
obligation or liability for keeping open or maintaining said
right of way.
