testamentary were issued by the Surrogate's Coon. Suffolk County. New York
on Hatch 28, 2008 andbyvinueofthepowerandauthoritygiveninandbysaidlastwill
and testament, and/or by Article I I of the Estates, Powers and Trusts Law. and in consideration of
One Hundred Eighty Thousand Dollars dollars,
paidby the party of the second part, does hereby grant and
release 'unto the party of the second part, the disiributees or successors and assigns of the party of the second

ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and in the

TOGETHER WITB Beach rights and access thereto as described in grant made by
H.~.S. Land'and Development Corp. and J.M.S. Land and Development Corp. to
Eastern Shores, Inc., dated the 17th day of March, 1965 and recorded in the
Suffolk County Clerk's Office on March 18, !965 in Liber 5716 at page 16. '
BEING AND II~r~NDED TO BE the same premises conveyed to
Sssan Deleo by deed dated March 3, 2003, and recorded in the Suffolk
County Clerk's Office on March 21, 2003 in Liber D00012241 at page 703.
TOGETHER with all right, title and interest, if any. of the party of the first part in and to any streets and roads
abptting the above described premise~; to the center lines thereof; TOGETHER with the appurtenances, and also all
the estate which the said decedent had at the time of decedent's death in said premises, and also the estate therein,
which, the pany of the first part .h. es"or has power to convey or dispose of, whether individually, or by virtue of said
will o'r otherwise; TO HAVE AND TO HOLD the premises herein granted unto the party of the second pan, the
heirs or successors and assigns of the party of the second pan forever.
AND the party of the first pan covenants that the party of the first pan has not done or suffered anything whereby the
said premises have been incumbered in a~y way whatever, except as aforesaid.
AND the party of the first pan. in compliance with Section 13 of the Lien Law, covenants that the parly of the first
~art will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the
paymenl of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if il read "parties" whenever the sense of this indenture so requires.
