WlTNESSETH, that the party of the first part, in consideration of TEN DOLLARS AND NO/100 ($10.00)
dollars paid by the party of the second part, does hereby grant and release unto the party of the second part, the
heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying
and being at Orient, in the Town of Southold and County of Suffolk, State of New York and being more
particularly described as follows:
SEE SCHEDULE "A" ATTACHED HERETO AND MADE A PART HEREOF.
SAID premises being known as 28100 Route 25, Orient, New York, and designated as Section 18, Block 6, Lot
22.1 as shown on the tax map.
BEING tile same premises conveyed to Peter Grippe and Florence Grippe, his wife, by Deed frmn Agway, Inc., a
Delaware corporation, dated October 26, 1971 and recorded November 24, 1971 in Liber 7053 Page 305, in the
Register's Office of Suffolk County. Florence Grippe holds title as Surviving Tenant by the Entirety as her
husband, Peter Grippe predeceased her.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the pre~nises
herein granted unto the party of the second part, the heirs or successors and assigns of tile party of the second part
forever.
AN D the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encmnbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration as
a trust fitnd to be applied first for the purpose of paying tile cost of the improvement and will apply the same first
to the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

ALL that certain plot, piece or parcel of land, situate, lying and being at Orient, in the
Town of Southold, County of Suffolk and State of New York, bounded and described as
follows:
BEGINNING at a monument on the Southerly line of Main Road marking the
Northwesterly corner of land now or formerly of_loseph W. and Katherine Droskoski,
which point is also the Northeasterly corner of these premises;
RUNNING THENCE along said land now or formerly of Joseph W. and Katherine
Droskoski South 27 degrees 52 minutes 40 seconds East 230.00 feet to a monument
and land now or formerly of ~lohn and Anna Droskoski;
THENCE along the said land now or formerly of John and Anna Droskoski the following
two courses and distances:
1. South 40 degrees 34 minutes 10 seconds West 151.35 feet;
2. North 28 degrees 18 minutes 50 seconds West 330.00 feet to a monument on the
said Southerly line of Main Road;
THENCE along the said Southerly line of Main Road North 79 degrees 20 minutes 40
seconds East 150.00 feet to the monument at the point or place of BEGINNING.
