described as Lot. 84 on the "Map of Eastern Shores at Greenport, Section 2", filed in the Suffolk County
Clerk's Office on August 10, 1965.as Map. No. 4426.
TOGETHER with the use of the beach area as described in deed made to H.J.S. Land & Development
Corporation and J.M.S. Land & Development Corpora!ion to Eastern Shores, Inc., dated March 17, 1965 and
recorded March 18, 1965 in Liber 5716 at page 16.
SUBJECT to Covenants and Restrictions (shown on Deed Liber 6528 Page 332) and hereby made a part
hereof, and covenants, restrictions and public utility easements, if any, that are still in force and effect.
This said lot has a frontage on the road of 135 feet, on the north line of 114.88 feet, on the east line of 113.47
feet, and on the south line of 126.70 feet, subject to any state of facts an accurate survey may show.
BEING AND INTENDED TO BE the same premises conveyed to Evelyn E. Bang by the seller and her late
husband FRANCIS G. SALISBURY by deed recorded in th Suffolk County Clerk's Office in Liber.?524 of
Deeds Page 535 on the 24th day of October, nineteen hundred and seventy'three.
TOGETHER with all right, title and interest, if any, of the party of the first part, in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances, and
also ali the estate which the said decedent h~d at the time of decedent's death in said premises, and also the
estate therein, which the party of the first part has or has power to convey or dispose of, we~her individually,
or by virtue of said will or otherwise; TO HAVE AND TO HOLD the premises herein granted unto the party of
the second part, the heirs or successors and assigns of the party of the.second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the dght to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party' shall be construed as if it read "parties" whenever the sense of this .indenture so
requires.
