WITNESSETH, that the party of the first part, in consideration of One and More Dollars and other valuable
consideration paid by the parties of the second part, does hereby grant and release unto the party of the second
part, the heirs or successors and assigns of the parties of the second part forever.
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying
and being at Greenport, Town of Southold, County of Suffolk and State of New York, bounded and described as
follows:
BEGINNING at a point on the Northerly side of Front Street, distant 310 feet Easterly from the intersection of the
Easterly side of Moore's Lane and the Northerly side of Front Street, as measured along the Northerly side of
~ Front Street;
RUNNING THENCE along land now or formerly of Kalin and Moore's Lane Corp., North 0 degrees 49 minutes 40
seconds East, 195.72 feet;
THENCE along land of the School District, North 89 degrees 33 minutes 40 seconds East, 180.95 feet;
THENCE along land now or formerly of Peterson, South 0 degrees 49 minutes 40 seconds West, 195.72 feet to
the Northerly side of Front Street;
THENCE along the Northerly side of Front Street, South 89 degrees 33 minutes 30 seconds West, 180.95 feet to
the point or place of BEGINNING.
Grantee herein shall be prohibited from conveying captioned property to a bonafide purchaser for value for a
sales price of gmaterthan $335,880.00 for a period of 3 month(s) from the date of this deed. Grantee shall also
be prohibited from encumbering subject property with a security interest in the principal amount of greater than
$335,880.00 for a period of 3 month(s) from the date of this deed. These restrictions shall run with the land and
are not personal to grantee.
This restriction shall terminate immediately upon conveyance at any foreclosure s~le related to a mortgage or
deed of trust
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second
part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
THAT THIS CONVEYANCE is not of all or substantially all of the property of the party of the first part and is made
in the regular course of business actually conducted by the party of the first part.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
