THIS INDENTURE, made the l0th day of September, Two Thousand Nine
BETWEEN
CARL H. BLASKO and ELIZABETH G. BLASKO, husband and wife, residing at 2555 Youngs
Avenue, Unit 4C, Southold, new York 11971,
party of the first part, and
KAREN L. MACDONALD, residing at 760 Cedarfields Drive, Greenport, New York 11944,
party of the second part,
WITNESSETH, that the party of the first part, in consideration ofTen Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain piece or parcel of real property, with the improvements thereon contained,
situate, lying and being part' of a condominium known as Founders Village Condominium I in the
Town of Southold, County of Suffolk, and State of New York, known and designated as Unit No.
4 in Building C together with a 1/45% undivided interest in the common elements of the
condominium hereinafter described as the same is defined in the Declaration of Condominium
hereinafter referred to.
The real property above described is a Unit shown on the plans of a Condominium prepared and
certified by Youn~ & Young and Surveyors and filed in the Office of the Clerk of the County of
Suffolk on the 29 day of May, 1985, as Map No. 115 and refiled on the l0th day of June, 1985,
defined in the Declaration of Condominium entitled Founders Village Condominium I made by
Lizda Realty, Ltd., under Article 9B of the New York Real Property Law dated May 20, 1985
and recorded in the Office of the Clerk of the County of Suffolk on the 3ra day of June, 1985 in
Liber 9801 of Conveyances at Page 369 covering the property therein described. The land area
of the property is described as follows:
BEGINNING at a point on the westerly side of Railroad Avenue, 963.39 feet southerly from the
southeasterly end of a curve connecting to Middle Road, County Road 48, said point being the
southeasterly end of a curve of land of Chamews and the northeasterly comer of the premises
herein described; from said point of beginning,
RUNNING THENCE along said westerly line of Railroad Avenue, two (2) courses:
South 8 degrees 35 minutes 30 seconds East, 60.70 feet;
Thence South 13 degrees 53 minutes 40 seconds East, 298.50 feet to other land of
Founders Village;

THENCE North 12 degrees 29 minutes 30 seconds West, along the last mentioned land, 320.00
feet to land now or formerly of Daniel Chamews;
THENCE along the last mentioned land the following two (2) courses and distances:
North 70 degrees 05 minutes 00 seconds East, 487.72 feet;
North 76 degrees 22 minutes 20 seconds East, 567.10 feet to the westerly side of Railroad
Avenue at the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed dated November 15, 2007, and recorded December 6, 2007, in the Office of the Suffolk
County Clerk in Liber 12532, Page 829.
RESERVING, HOWEVER, a legal life estate in the above-described premises with the buildings
and improvements thereon erected, in and to the party of the first part.
THE PARTY OF THE FIRST PART HEREBY RESERVES A SPECIAL POWER OF
APPOINTMENT, exemisable as often as they may choose, to change their remainderman as
follows:
TO or among any one or more members of a class consisting of the party of the first part's
descendants, in any degree, whether presently living or bom hereafter, in such proportions and
amounts, without regard to equality, outright or in trust, as the party of the first part may direct
and appoint during her lifetime by properly written and acknowledged instrument, and recorded
prior to death, making specific reference to this power of appointment. The party of the first part
may not appoint themselves, their estate, their creditors or the creditors of their estate, under any
cimumstances.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the right
to receive such consideration as a trust fund to be applied first for the purpose of paying the cost
of the improvement and will apply the same first to the payment of the cost of the improvement
before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
