the Surrogate's Court, Suffolk County, New York, on October 2, t2007 and by virtue of the
power and authority given in and said last will and testament, and/or by Article 11 of th~ Esta, tes,
Powers and Trusts Law, pursuant to the terms of the Last Will and Testament,
does hereby grant and release unto the party of the second part, the distributees or successors and
assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Arshamomogue, Town of Southold, County of Suffolk,
State of New York, bounded and described as follows:
BEGINNING at a point on the northerly side of North Road (Middle Road) distant 1200 feet
easterly as measured along the northerly side of North Road from its intersection with the
easterly line of land formerly of W. Arnott, said point being the Southeast corner of land of
Rink and Hollmann, from said point of beginning; Thence North 13 degrees 56 minutes 40
seconds West 310 feet along land of Rink and Hollmann to high water mark of L.I. Sound;
thence easterly along high water mark of L.I. Sound to a point located at the easterly end of
a tie line with a bearing of North 67 degrees 55 minutes 20 seconds East and a distance of
101.02 feet and land of TEVES ESTATE; thence South 13 degrees 56 minutes 40 seconds
East along said land 324.0 feet to northerly side of North Road; thence along northerly side
of North Road the following 2 courses and distances: 1. South 70 degrees 51 minu, tes 20
seconds West, 3.21 feet; 2. South 76 degrees 03 minutes 20 seconds West 96.80 feet to the
point or place of BEGINNING
SAID PREMISES being known as 56655 County Road 48, Southold, New York
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate which the said decedent had at the time of decedent's death in said premises, and also the estate therein,
which the party of the first part has or has power to convey or dispose of, whether individually, or by virtue of said
will or otherwise; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the
distributees or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid. Subject to the trust fund
provisions of section thirteen of the Lien Law. The word "party" shall be construed as if it read "parties" whenever
the sense of this indenture so requires.
