This DEED made June~, 2009, between James G. Spiess, Esq., Referee
with offices at 214 Roanoke Ave., Riverhead, NY 11901 duly appointed in the action
hereinafter mentioned, Grantor, and American Brokers Conduit with offices at 4600
Regent Blvd., Irving, Texas 75063, grantee.
WITNESSETH, that the Grantor, the Referee appointed in an action between the
plaintiff, American Brokers Conduit against Frank Giardina and Debra Ann Giardina,
held in the Supreme Court of the State of New York, Suffolk County under Index No.
08/05648 foreclosing a mortgage recorded on the 9th day of August, 2007 in the Office
of the Clerk of the County of Suffolk in Liber 21580 at Page 966, in pursuance of a
judgment entered at a Special Term, Part 43 of the Supreme Court of the State of New
York on February 26, 2009, held in and for the County of Suffolk on June 18, 2009, and
in consideration of the sum of ONE THOUSAND AND 00/100 ($1,000.00) DOLLARS
paid by the Grantee, being the highest sum bid at the sale under said judgment, the
Grantor hereby grant and convey unto the Grantee in the foreclosure action.
