Section A., Nassau Point" and filed in the Office oftbe Clerk of the County of Suffolk on August 16, 1922 as
Map Number 156, which said lot being more particularly bounded and described as follows:
Beginning at a point on the easterly side of Nassau .Road distant 400.00 feet northerly fi.om the comer formed by
the intersection of the easterly side of Nassau Point Road with the southerly side of Peconie Bay Road, said point
also being where the westerly end of the division line of lots 39 and 40 intersect with Nassau Point Road;
Running thence southerly along said division line, N. 79° 4 minutes 00 seconds east 321.28 feet to the high water
mark of Lit0e Peconin Bay;
Thence along said high ,~ater mark, South 03° 38 minutes 45 seconds east 100.34 feet to the division line of lots
40 and 41;
Thence along said division line, South 79° 41 minutes 40 seconds west 300.89 feet to the easterly side of Nassau
Point Road;
Thence southerly along the easterly side of Nassau point Road, north 15° 25 minutes 00 seconds west 100.48 feet
to the point or place of Beginning.
Being and intended to be the same premises conveyed to the grantors by deed recorded in Liber 12178 page 769.
Said premises being known by the sa-eet address 5775 Nassau .Road, Cutcbogue, NY 11935, and further
identified on the Suffolk Cottony land and tax map as district 1000, section 111.00 block 13.00 Lot 005.000.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abuiting the above described premises to the center lines thereo~ TOGETHER with the appuslenanees and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs or successors and assigns of the par~ of the second
part forever.
AND the par~y of the first part covenants that the parW of the first part has not done or suffered anything whereby
the said premises have been encurabered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the fight to receive such consideration as
a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same fir~t
to the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be constraed as if it read "paxties~ whenever the sense of this indenture so requires.
