the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" when ever the sense of this indenture so
requires.

lying and being at East Marion, Town of Southold, County of Suffolk and State of New York, bounded and
described as follows:
BEGINNING at a point and monument set in the easterly line of a Right of Way 8.25 feet wide and being
397.60 feet northerly from its intersection with the no[therly line of Main Road where it abuts the southwesterly
corner of land now or formerly of Cowan; from the previously ment]oned monument running thence two
courses: (`1) North 85 degrees 18 minutes East 147.75 feet along land now or formerly of.Edwards, to a
monument; (2) North 87 degrees 2 minutes East 90.35 feet along land now or formedy of $chafer, to a
monument and land of an unknown owner;
THENCE along said last mentioned land South 12 degrees 26 minutes 00 seconds East 98.85 feet to a
monument and land now or formerly of Wallace;
THENCE along said land of Wallace and along land of Schrader and land now or formerly of Matthews North
89 degrees '12 minutes 50 seconds West 247.15 feet to the aforesaid Right of Way;
THENCE along the easterly side of said Right of Way North 86 deg('ees 57 minutes 40 seconds West 77.30
feet to the point of BEGINNING.

thence North 89 degrees 12 minutes 50 seconds West 96.72 feet, more or less, to a point at the southeasterly
corner of land formerly of the East Marion Disposal Company; running thence North 13 degrees 23 minutes 40
seconds West 98.88 feet, more or less, to land now or formerly of Myron Brown; running thence along the
southerly line of said land now or formerly of Brown 93.21 feet, more or less, to the westerly line of said other
and now or formerly of Frank E. Begora and Ethel M. Begora, and running thence South 13 degrees 23
minutes 40 second East 107.60 feet, more or less to the point or place of BEGINNING.
TOGETHER WITH all the rights to a certain right of way the westerly line of which is the westerly line of
premses'conveyed to Frank E. Begora and Ethel M. Begora by deed dated Dedember 12, 1956 and
r3ecorded in Liber 4234 Page 293 on December 26, 1956, and the easterly line of which begins at a point on
the northerly line of Main Road 20.41 feet easterly from the southwesterly corner of the premises conveyed to.
the Begoras and running thence North 2 degrees 31 minutes 30 seconds West 338.56 feet to the southerly
boundary of the premises herein conveyed, thence North 89 degrees 12 minutes 50 seconds West to the
southeasterly corner of land formerly of the East Marion Disposal Co. and now of Ketcham and thence along
lands of Ketcham 180.42 feet to the northwesterly corner of lands now or formerly of Begora and thence along
the lands now or formerly of Begora 157.59 feet to the northerly side of Main Road.
