party of the first part, and KENNETH A. KETCHAM, residing at 44 West Bay Drive, Narragansett, RI 02882

WITNESSETH, that the party of the first part, in consideration of TEN and no/100ths ($10.00) dollars paid by
the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads

premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, ,except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" when ever the sense of this indenture so
requires.

ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, .s tuate,
,lying and being at East Marion, Town of Southold, County of Suffolk and State of New York, bounded and
.described as follows:
BEGINNING at the southeasterly corner of the premises about to be described, where the same is intersected
by the southwesterly corner of land conveyed by Richard M Ketcham to Everett Fred Schrader and wife by
deed dated 3/31/60 and recorded 4/22/60 in the Suffolk County Clerk's Office and from said point of beginning
running thence North 88 degrees 57 minutes 00 seconds West 119.67 feet to land now or formerly of King and
Schafer; running thence along said land North 8 degrees 53 minutes 00 seconds West 93.01 feet to land now
or formerly of East Marion Disposal Co.; running thence along said land South 89 degrees 13 minutes 00
seconds East 119.79 feet to land conveyed to said Everett Fred Schrader and wife; running thence along said
land South 8 degrees 48 minutes O0 seconds East 93.55 feet to the point or place of BEGINNING.
TOGETHER WITH a right of ingress and egress for all purposes over that certain piece or parcel of land
situate in East Marion, Town of Southold, County of Suffolk and State of New York bounded and described as
follows: Northerly by a right of way, easterly partly by land now or formerly of the East Marion Disposal
Company, partly by laod now or formerly of Mildred Foster and partly by land now or formerly of Frank Cowan
and Margaret Cowan, southerly by the Main Highway, and easterly by land now or formerly of Emma Schafer,
formerly of S. Harmon Tuthill. ·
TOGETHER WITH any and all rights, if any, now held by the grantor herein, including a right of way for all '
purposes t0 feet in width running easterly over land of E. M. Schrader to a 16 foot right of way, and continuing
in a southerly direction over land now or formerly of Mildred A. Foster, over said 16 foot right of way to Main
Road.
RESERVING, HOWEVER, a legal life estate in the above-described premises with the buildings and
improvements thereon erected in and to the party of the first part, FRANCES T. KETCHAM, solely for the use
and occupancy of said party of the first part.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed made by
Josephine P. Johnston dated February 26, 1973 and recorded in the Suffolk County Clerk's Office on March
13, 1973 in Liber 7358 Page 587.
