at 22 No. Pine Tree Lane, Charlestown, RI 02813, being all of the heirs of KENNETH KETCHAM
party of the first part, and KENNETH A. KETCHAM, residing at 44 West Bay Drive, Narragansett, RI 02882
and KATHLEEN ANN LACROIX, residing at 22 No. Pine Tree Lane, Charlestown, RI 02813; each as to an
undivided fifty (50%) interest therein, as tenants-in-common
party of the second part,
WITNESSETH, that the party of the first part, in consideration of TEN and no/100ths ($10.00) dollars paid by
the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first pad has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first pad, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" when ever the sense of this indenture so
requires.

ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Hamlet of East Marion, Town of $outhold, County of Suffolk and State of New York
being bounded and described as follows: BEGINNING at a point on the westerly line of land formerly of
Mildred A. Foster, formerly known as Mildred A. Ketcham, where same is intersected by the northerly line o1
land formerly of M. Arlington Wilson, said point being the northeast corner of said land of Wilson and being
one hundred fifty-seven and five tenths (157.5) feet north of the Main Highway, along the westerly line of land
formerly of Mildred A. Foster; running thence in a generally westerly direction and partly along land formerly of
Wilson and partly along land now or formerly of Mospack one hundred nineteen and five tenths (119.5) feet to
other land formerly of Mildred A. Foster; running thence through other land formerly of Mildred A. Foster in a
general northerly direction ninety-two and five tenths (92.5) feet; running thence in a generat easterly direction
and paratlel with the first course one hundred nineteen and five tenths feet to other land formerly of Mildred A.
Foster; running thence in a general southerly direction and parallel with the second course ninety-two and five
tenths (92.5) feet to the point or place of beginning.
TOGETHER WITH a right of ingress or egress for all purposes sixteen (16) feet in width, over land formerly of
Mildred A. Foster; running from the premises hereinbefore described to the Main Highway, the westerly
boundary of said right of way being the easterly boundary of the premises hereinbefore described and the
easterly boundary line of land formerly of M. Arlington Wilson.
RESERVING, HOWEVER, a legal life estate in the above-described premises with the buildings and
improvements thereon erected in and to the party of the first part,. FRANCES T. KETCHAM, solely for the use
and occupancy of said party of the first part.
BEING AND INTENDED TO BE the same premises conveyed to Kenneth M. Ketcham by deed made by
Mildred A. Foster, f/k/a Mildred A. Ketcham dated April 12, 1952 and recorded in the Suffolk County Clerk's
Office on August 26, 1952 in Liber 3398 Page 180.
PARCEL ONE:
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being at East Marion, Town of Southold, County of Suffolk and State of New York, bounded and
described as follows: On the north by land now or formerly of Elizabeth M. Brown, about 119.7=67 feet; on the
east by other land formerly of Muriel G. Ketcham about 93.55 feet; on the south by land now or formerly of
Pease and Cowan, about 119.79 feet; and on the west by the easterly line of a right of way now or formerly of
Edwin H. King, about 93.01 feet.
'I:OGETHER WITH a right of way to pass and repass for purposes of ingress and egress over the said right of
way from the nodhwesterly corner of the premises southerly to the Main Road.
RESERVING, HOWEVER, a legal life estate in the above-described premises with the buildings and
improvements thereon erected in and to the pa[ty of the first part, FRANCES T. KETCHAM, solely for the use
and occupancy of said party of the first part.
BEING AND INTENDED TO BE the same premises conveyed to Kenneth M. Ketcham and Frances T.
Ketcham by deed made by Muriel G. Ketcham dated December 23, 1959 and recorded in the Suffolk County
Clerk's Office on January 8, 1960 in Liber 4751 Page 537.
