WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being IUU111Cx at Cutchogue, Town of Southold, County of Suffolk and State of
New York, bounded and described as follows:
BEGINNING at a point on the north side of a private road, which said private road
runs north and east and terminates at the extreme right angle of Pine Tree Road
and which said point of beginning is distant the following two courses and
distances from the point where the southerly line of land of Billard is intersected
by the easterly line of said northerly end of the priyate road:
(1 ) North 58 degrees 42 minutes 10 seconds East \175.0 feet;
(2) South 21 degrees 23 minutes 20 seconds East; 153.65 feet to the point of
beginning;
running thence North 21 degrees 23 minutes 20 seconds West, 153.65 feet to land
of Billard;
thence along the southerly line of land of Billard, North 58 degrees 42 minutes
41,A-69 10 seconds East, 583.44 feet to land of Kull ;
thence along the westerly line of land of Kull , South 12 degrees 56 minutes 20
seconds West, 211. 15 feet to the park area;
thence along the northerly line of the park area and the northerly line of the
private road, South�58 degrees 42 minutes 10 seconds West, 462.53 feet to the
point or place of BEGINNING.
TOGETHER with an easement and right of ingress and egress over the 50 foot

roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
098pp and all the estate and rights- of the party of the first part in and to said premises; TO IIAVE AND TO
IIOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of

Being and intended to be the same premises conveyed to the party of the first

AN)7 the party of the first par covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the salne for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
