Dear Mr. Israel:
The Planning Board has reviewed the information submitted
for the above mentioned major subdivision and the above
mentioned lot line change proposal.
The proposed lot line change creates a nonconforming side
yard setback for the existing house on the Lorraine E. Mandel
property. A setback variance from the Zoning Board of Appeals is
necessary for the layout as proposed.
However, if you wish to merge the Lorraine Mandel parcel
with the parcels owned by the Mandel Family Corp., this parcel
can be included with the proposed cluster subdivision. This lot
would then be considered the tenth lot of the major subdivision.
The cluster subdivision procedure allows the Planning Board to
reduce the setback requirements set forth in the bulk schedule
which would eliminate the necessity of making a separate
application to the Zoning Board of Appeals. Please indicate, in
writing, how you prefer to proceed.
The Planning Board will be completing their review of both
proposals at their next work session. You will be notified under
separate cover should any additional information/revisions be
required.
