BEGINNING at a point on Middle Road(now Route 48) at westerly dividing line of land
of Barney Sidor, 812.62 feet,more or less, in a westerly direction to a point;
THENCE 18 feet more or less, in a southerly direction to the Long Island Railroad,
THENCE 738.07 feet more or less in an easterly direction along the Long Island Railroad
to land now or formerly of Barney Sidor;
THENCE 259.34 feet more or less, in a northerly direction along land of Barney Sidor
to Middle Road (Route 48) the point or place of BEGINNING.
{ BEING AND INTENDED TO BE a portion of the premises conveyed to Frank Sidor by deed
dated 12/24/56 and recorded in the Office of the Clerk of the County of suffolk 1n
Liber 4237 Page 553 and to Stella 5,_R�dford-, formerly Stella Sidor as, dev -see
under the Last Will and Testament of Frank Sidor,deceased.

Together with all right,title and interest,if any,of the party of the first part in and to any streets and roads abutting
the above described premises to the center lines thereof;Together with the appurtenances and all the estate and
rights of the party of the first part in and to said premises;To Have And To Hold the premises herein granted unto the
party of the second part,the heirs or successors and assigns of the party of the second part forever.
And the party of the first part covenants that the parry of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever,except as aforesaid.
And the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund
to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment
of the cost of the iirtprovement before using any p9rt of the total of the same for any other purpose.
The word"party"shallbe' 11tided'as if it read"parties"whenever the sense of this indenture so requires.
