Tuccio property
John recalcuated the unbuildable area - wetlands equal 20.4 acres...ignores 56-4-19 which has no buildable lands.
Upland equals 7.13 acres
A 75/75 scenario is not possible, however a 80/60 is...and would yield the following;
1 residential lot on 1.42 acres with 5.70 (80%) acres of buildable lands preserved.
A standard yield would yield roughly 3 lots, but as Melissa points out, the upland is non-contigious and some areas are
inaccessible. Clustering would preserve 4.27 acres and the developable area would equal 2.85...lots would be less than an
acre.
Lets think about it.
