STYCOR, LLC; a New York Limited Liability Company having
an address at 1765 Calves Neck Road, Southold, New York
11971;
party of the second part,
WITNESSETH, that the party of the first part, in
consideration of Ten Dollars and other valuable
consideration paid by the party of the second part, does
hereby grant and release quitclaim unto the party of the
second part, the heirs or successors and assigns of the
party of the second part forever, all of the party of
the first part's interest in
ALL that certain plot, piece or parcel of land~ with
buildings and improvements thereon erected, situate,
lying and being at Mattituck, Town of Southold, County
of Suffolk, State of New York, bounded and described as
follows:
BEGINNING at a point on the northerly side of Main
Road where the easterly line of land now of Cardinale,
formerly of M.A. Kelsey Properties, Inc., intersects the
northerly side of Main Road;
RUNNING THENCE along the land' of Cardinale, North
21 degrees 28 minutes 20 seconds West 212.00 feet to
land of Mattituck Park Dist.;
THENCE along said land of Mattituck Park .:Dist.,
North 76 degrees 03 minutes 10 seconds East 25.00 feet
to land now of Wickham;
THENCE along said land of Wickham, South 21 ~egrees
33 minutes 30 seconds East 212.12 feet to the no~¥herly
side of Main Road;
THENCE along the northerly side of Main Road, South
75 degrees 54 minutes 40 seconds West 25.14 feet to the
point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to
the Grantor by Deed dated May 29, 2002 and recorded in
the Suffolk County Clerk's Office on June 11, 2002 in
Liber D00012190 page 970, and by Deed dated January 31,
1991 and recorded in the Suffolk County Clerk's .Office
on February 1, 1991 in Liber 12216 page 158, and by Deed
dated December 8, 1983 and recorded in the SDffolk
County Clerk's Office on December 19, 1983 in Libel 9477
page 431, the Grantor being the same person described as
the Grantee in said Deeds.
Together with all right, title and interest, if a~y, of
the party of the first part in and to any streets and
roads abutting the above-described premises' to the
center lines thereof;
ITogetherwith theand all the estate and
appurtenances
rights of the party of the first part in and to said
premises;
To have and to hold the premises herein granted unto the

assigns of the party of the second part forever.
And the party of the first part covenants that the.party.

consideration as a trust fund to be applied first for
the purpose of paying the cost of improvement and will
apply the same first to the payment of the cost of the
improvement before using any part of the total of the
same for any other purpose. The word "party" shall be
construed as if it' read "parties" whenever the sense of
this indenture so requires.
