County Clerk's office and known as Map number 9, now designated as Section 2, Bled( 6, Lot 45.2, being and intended to
be same premises conveyed to party of first part by deed recorded August 7, 2009, in Liber 12595, Page 947, whic~ is
currently unimproved land, except for a small tool shed and stockade fence, and is mom tuffy dascdbed in Exhibit A,
annexed hereto and made a part thereof,
TOGETHER with all right, title and interest, if any, of the party of the first par~ in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and dghts of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold Ihe dght to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
flint to the payment of the cost of the improvement before using any part of the Iotal of the same for any other
purpose. The word 'party" shall be construed as if it read "parties' when ever the sense of this indenture so
requires.

BEGINNING at a point on the easterly line of First Street at the
intersection formed by the easterly line of First Street with the southerly
line of Lot 86 as shown on "Map of Beebe Estate" fried in the office of the
Suffolk County Clerk as Map No. 9, distant 50.00 feet as measured
northerly from the comer fm reed by the intersection of the northerly line
of North Street with the easterly line of First Street;
RUNNING THENCE from said point and place of beginning along the
easterly .line of First Street North 6 degrees 48 minutes 40 seconds West
a distance of 55.08 feet to a point and the southerly line of lands now or
formerly of Colin Van Tuyl and Janet A. Buckley;
THENCE North 84 degrees 22 minutes 10 seconds East along the
