ALL that certain plot, piece or parcel of land situate, lying and being at Nassau Point, Southold Town,
Suffolk County, New York, being part of Lot 245 as shown on Map entitled, "Amended Map A of
Nassau Point", filed in Suffolk County Clerk's Office August 16, 1922 under Map File No. 156, bounded
and described as follows:
BEGINNING at a point on the ordinary high water park of Wunneweta Pond and the southerly line of
Lot 245 about 330 feet southwesterly along said southerly line of Lot 245 from the southerly end of the
easterly boundary line of Lot 245, said point being 270 feet westerly from the easterly boundary line of
Lot 245 measured at right angles thereto and being the southwesterly corner of a parcel of land heretofore
conveyed by James H. Rambo to Lucille Z. O'Keefe; and
RUNNING THENCE westerly and thence northwesterly along said southerly line of Lot 245 land along
the ordinary high water mark of Wunneweta Pond about 270 feet, more or less, to the ordinary high water
mark of the Channel;
THENCE RUNNING northeasterly along the westerly or northwesterly line of Lot 245 and along the
ordinary high water mark of the channel about 330 feet, more or less, to a point 270 feet westerly from
the westerly boundary line of Lot 245 measured at right angles thereto and to lands now or formerly of
Lucille E. O'Keefe as aforesaid;
THENCE along said lands now or formerly of Lucille E. O' Keefe and on a line parallel with and 270 feet
westerly from said easterly boundary line of Lot 245 as measured at right angles thereto, South 8 degrees
28 minutes 30 seconds West about 260 feet, more or less, to the point of BEGINNING.
TOGETHER with an easement for ingress and egress over a 16 foot and 15 foot Right of Way, from the
easterly side of the above described parcel, easterly to the westerly side of Wunneweta Road, the
northerly side of said Right of Way being more particularly described as follows:
BEGINNING at a point on the westerly side of Wunneweta Road where same is intersected by the
southerly side of land now or formerly of Rambo and the northerly side of the aforesaid 15 foot Right of

RUNNING THENCE South 74 degrees 24 minutes 20 seconds West 359.30 feet to the easterly side of a
16 foot Right of Way;
THENCE along the northerly side of said 16 foot Right of Way, the following courses and distances:
1. North 58 degrees 50 minutes 30 seconds West 110 feet;
2. South 78 degrees 41 minutes 40 seconds West 269.47 feet; and
3) North 88 degrees 18 minutes 20 seconds West 176.74 feet to the easterly side of the aforementioned
premises and the westerly terminus of said 16 foot Right of Way.
