)ercent interest; and POTA SEDLAK, residing at 41 Campus Drive, Farmingville, NY 11738, as to an
undivided fifty (50%) percent interest, as joint tenants with right of survivorship
party of the second part,
WlTNESSETH, that the party of the first part, in consideration of TEN and no/100ths ($10.00) dollars paid by
the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,

lying and being at East Marion, Town of Southold, County of Suffolk and State of New York, more particularly
bounded and described as follows:
BEGINNING at a monument set at the corner formed by the intersection of the Easterly line of Rocky Point
Road and the Northerly line of the 50 foot right of way;
RUNNING THENCE North 7 degrees 05 minutes 20 seconds West along the Easterly line of Rocky Point
Road, 100 feet to the Southwest corner of the land conveyed to Rose A. Caputo by deed dated April 14, 1959;
THENCE North 82 degrees 54 minutes 40 seconds East, parallel with the Northerly line of the 50 foot right of
way and along part of the Southerly line of the land conveyed to Caputo as aforesaid, 150 feet to a point;
THENCE South 7 degrees 05 minutes 20 seconds East, parallel with the Easterly line of Rocky Point Road
and along the Westerly line of the land conveyed by the Aquaview Realty Corporation to the said Caputo by
the deed dated July 23, 1959, 100 feet to the Northerly line of the 50 foot right of way;
THENCE South 82 degrees 54 minutes 40 seconds West, along the Northerly line of the 50 foot right of way,
150 feet to the Easterly line of Rocky Point Road at the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the parties of the first part by deed made by
STEVE MORAITIS dated February 1, 1990 and recorded in the Suffolk County Clerk's Office on February 14,
1990 in Liber 11016 Page 486.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
)remises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" when ever the sense of this indenture so
requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.

to contact your local Town Tax Receiver so that you may be billed directly for all future property
tax bills.
Local property taxes are payable twice a year: on or before January l0th and on or before May
31st. Failure to make payments in a timely fashion could result in a penalty.
