party of the first part, and ROBERT JOHN BOHN, residing at 2685 Boisseau Avenue, Southold, NY 11971, as
to an undivided fifty (50%) interest therein; and ROBERT G. BOHN and CAROL ANN BOHN, husband and
wife, as to an undivided fifty (50%) interest therein
party of the second part,
WlTNESSETH, that the party of the first pad, in consideration of TEN and no/100ths ($10.00) dollars paid by
the party of the second part, does hereby grant and release unto the party of the second p~rt, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Hamlet of Southold, Town of Southold, County of Suffolk and State of New York, being
more particularly bounded and described as follows:
BEGINNING at a point on the westerly side of Boisseau Avenue where the same is intersected by the
southeast corner of land nor or formerly of Quinn and the northeast corner of the premises about to be
described herein; said point being also distant 402.81 feet southerly as measured along the westerly side of
Boisseau Avenue from the southerly end of a curve, said curve connects the southerly side of North Road,
C.R. 48, with the westerly side of Boisseau Avenue;
RUNNING THENCE from said point or place of beginning along the westerly side of Boisseau Avenue, South
02 degrees 38 minutes 20 seconds West 188.69 feet to land now or formerly of Case;
RUNNING THENCE along said land, South 81 degrees 16 minutes 50 seconds West 492.92 feet to land now
or formerly of Quad;
RUNNING THENCE along said land, North 08 degrees 57 minutes 30 seconds West 185.00 feet to land now
or formerly of Milaski;
RUNNING THENCE along said land and along land now or formerly of Quinn first above mentioned, North 81
degrees 16 minutes 50 seconds East 530.90 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the parties of the first part by deed made by
ROBERT G. BOHN, CAROL ANN BOHN and LAURA LEONARD (a/k/a LAUR BOHN) dated December 16,
2004 and recorded in the Suffolk County Clerk's Office on January 4, 2005 in Liber 12370 Page 716.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
