•.°«r WITNESSETH, that the party of the fast part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,

New York, known and designated as Lot 1 on a certain map entitled,
"Map of Subdivision Nassau Point Club Properties, Inc. , Section A"
and filed in the Office of the Clerk of the County of Suffolk on
October 14 , 1914 as Map No. 745 and a described parcel, which lot
are more particularly bounded and described as follows:
1100q BEGINNING at a point on the southeasterly side of Nassau Point
OVIV Road where the same is intersected by the division line between
lots 1 and 2 on the aforesaid map; running thence from said point
or place of beginning along the southeasterly and easterly side of
Nassau Point Road the following two (2) courses and distances:
(1) Along a tie line North 44O° 12 ' 40" East 65 . 65 feet; (2) North
120 55 ' 30" East 37 . 50 feet; thence along a tie ' line North 610 04 '
40" East 160. 00 feet; thence North 800 04 ' 40" East 111 . 40 feet to
the mean high water mark of Little Peconic Bay; thence along the
mean high water mark of Little Peconic Bay on a tie line South 51
41 ' 30" East 117 . 22 feet to the division line between lots 1 and 2
first above mentioned; and thence along said last mentioned division"
line South 780 36 ' 50" West 321 . 90 feet to the southeasterly side of
Nassau Point Road at the point or place of BEGINNING.
SAID PREMISES KNOWN as and by Street No. 1725 Nassau Point Road,
Cutchogue, New York 11935
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the anter lines thereof; TOGETHER with the appurtenances and
all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the
second part forever.
AND the party of the first part covenants that the patty of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the patty of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
